If they have a lease, when the term ends. If the lease has expired, give them 60 days.

You must honor the terms of the lease. Whether it's annual or month to month, give them the required notice that the lease will not be renewed. Google landlord/tenant laws in your state for specifics.

You have to check with the local rules for eviction & their lease if they have one. You might have to check with the local clerk of the court. Your real estate agent should be able to point you in the right direction.

with a month to month lease, you can give notice now if not, do an inspection after giving them a 24 hour notice and when you see problems, give them one week to repair and you will return for inspection. ........if they do not, then you may give them a 30 day notice to vacate based on violation of the lease in keeping the unit in the same condition as when you entered it merry xmas can help further
