If you have bought the the site and have planning permission for it then plan for £80,000 for someone to build it for you, but add on to that the installations of services such as water, sewers, electricity gas etc, which depending on exactly where you are situated with regards to available services might cost you tens of thousands more, regards, Bob.

if you have got planning you have plans . without seeing both plans and the plot you will only get guesses ..many factors ..location elevations ...accesss ..square footage of new build ..shape of roof ..number of bathrooms ..local sewerage connections etc etc ...a ballpark is £100 per sq ft

My friend we would need to know much more than just 3 bedrooms bungalow, even this UK Build Cost Calculator will need your particulars for a realistic costing.
