Just factor the equation...Which I believe is (x-6) (x+2). Set them equal to zero. And the following will be your answer

using the vertex form y = a(x - h)^2 + k whereas (h,k) is the vertex y = x^2 - 8x + 12 y = (x^2 - 8x) + 12 take half of 8, then square root it y = (x^2 - 8x + 16 - 16) + 12 y = (x^2 - 8x + 16) - 16 + 12 y = (x - 4)^2 - 4 so the vertex would be (4,-4)
