Why do you think this site will give you a more reliable answer than your solicitor...? Heed their advice, not least because they have PI cover if anything goes wrong! ...but yes, that is correct. If the lender needs to repossess the property, there would be significant difficulties if someone who is not on the mortgage is named on the deeds as one of the owners of the property.

There is no age limit to obtain a mortgage. You will not be able to obtain without her, so include her. Whoever told you she "is too old to be included" was misinformed.

Most lenders will require anyone one deed to be on mortgage.

everyone in on the deal is on the mortgage, the property is a whole not in parts
