Only a lawyer familiar with your state laws and able to review the contract can help you; you need to see one ASAP, preferring one who you have worked with in the past, or recommended vs. just picking someone based on their web site While you may have a contract; it sounds like there is a senior lien on the property. Was the contract ever recoded to place others on notice? There are many pitfalls when talking about a rent to own contract, esp. if there is an existing note on the property

First see a lawyer. Aren't there any that will see you sooner than a week from now. Second, the house will not be foreclosed on for several months IF the process isn't already well under way, so there may not be a hurry. There is no way anyone on YA is going to figure this out remotely, you need to talk to a lawyer.
