There are a lot of enzyme products on the market for this purpose. You saturate the area, as directed, and the enzymes basically eat away the material that is causing the odor and stain. Try the pet store, or the pet section of any large grocery store. How well these products work will partly depend on how old the stains are. After several treatments of saturating the area, you may eliminate the odor but still have stains. If so, next, you might try some special carpet stain removers. Also available in any large grocery store in the cleaning product section. For a natural odor eliminator, white vinegar also does wonders.

This is a really good article on Wiki How that shows how to remove pet stains step by step. It also has a really good section in the bottom that talks about what not to use (enzymes are listed there!!) Might be helpful http://www.wikihow.com/Remove-Pet-Stains-and-Odors-from-Carp et
